Greystar’s greater portfolio has nothing to do with the individual unit pricing, but rather what is the rest of the sub market doing, and how quickly does the inventory lease that they do have Think of it more like a widget and less like real estate in the property management game, at least for unit pricing

I think Greystar is a penny pinching corporatation that focuses on maximizing profits at the expense of it's residents In my experience at a couple Greystar properties, they don't train their leasing office and enforce a "Cover our Ass" attitude, so bringing anything up to the leasing office is like talking to an HR employee that doesn't care about you personally and gives you canned responses
