the guy who did your friends house doesn’t know how baits work and you should question his knowledge of modern termite control bait is a bit of a misnomer since it’s not actually an attractant, just a preferred food source once termites forage into them sounds like he’s proposing a borate treatment for the wood and then applying

How risky it is to go without some type of protection depends on a few factors (age of home, geographic termite pressures, conditions around the home conducive to termite activity, how well any pre construction treatment was done, etc ) When you find termites, I'd advise against only spot localized treatments

I killed the termite king but at no point could I get him alone, the termites seemed to constantly respawn without delay I spent over an hour killing termites and him, but you can leave some of the splinters that close off the hole to him and get him to walk into them and as long as he stays agro to you you can cheese him kinda easy
